Guidelines, Qualifications and Standards

Maximum Occupancy Standards: 1 BR- (3) persons 2 BR- (5) persons
Rental Guidelines:
- Application Fee: $45 – All occupants age 18 or older, unless emancipated or legally married must complete an application and submit payment. The $45 fee is non-refundable and must be paid in a Money Order or Cashier’s check, made payable to the apartment community.
- Income: Must make 2.5x’as the monthly rental amount.
- Employment History: Lease Holder(s) must have verifiable income.
o 30 days of most recent pay stubs from the employer
o Benefits award letter dated within the last 90 days
o New employment offer letter
o Self-Employed must provide 2 years’ tax returns with Schedule C attached. Net business income must meet income requirements.
The court ordered child and supposal support
- Rental History: Applicant must provide at least 6 months of good verifiable rental history from a property management, real estate, or mortgage company. Private owner is accepted if proof of payment can be furnished. Family or friends are not valid landlord history. Rental payments must be on time 70% or more. Lease violations may result in denial of application. Unlawful detainers must be at least 7 years or more, the balance must be paid off and good rental history of 6 months must be reestablished.
- Identification: Applicants must provide a photocopy of either a driver’s license, or other acceptable identification, and a copy of their Social Security card.
- Credit Requirements: Credit should be in good standing (at least an Experian risk score of 650). Bankruptcy Chapter 7 must be discharged. Must not owe any previous landlords or utility companies. Medical and school collections will not be counted against the applicant.
- Pet Policy: 2 pets maximum permitted with a $600 deposit. Breed restrictions apply. Pets must be vaccinated and spayed or neutered.
- Criminal: No applicant (occupant or resident) may have been convicted of a property, assaultive, illegal drug manufacturer and/or sale, sexual or other nature representing a potential risk of damage to the property, its residents and/or its owner. Crimes that result in automatic rejection include: rape, sexual nature, stalking murder, molestation child endangerment, involvement with a minor, assault, robbery, arson, kidnapping, drug sales or manufacture, burglary, terrorism, felony theft, parole violation, and manslaughter.
- Co-signers: Must meet the same qualifications as the applicant and make 5x’s the monthly rental amount in verifiable income.
Holding deposit equal to the deposit must be paid within 24 hours after application approval.
